An Electrical Installation Condition Report (EICR) is a formal inspection and assessment of a property’s fixed electrical installation. The purpose of an EICR is to identify any damage, deterioration, defects, or potential safety hazards, ensuring the installation is safe for continued use.
For rental properties in England, EICRs are a legal requirement under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. Landlords must ensure that the electrical installation in their property meets the standards set out in the current edition of the IET Wiring Regulations (BS 7671).
An EICR must be carried out by a qualified and competent person at least every five years, or sooner if specified within a previous report. Our electricians are fully certified and accredited with NICEIC and NAPIT, ensuring all inspections are conducted to the highest professional and regulatory standards. Following the inspection, landlords are required to provide a copy of the report to existing tenants within 28 days, to new tenants before they occupy the property, and to the local authority within 7 days if requested.
Where required, remedial works are carried out in accordance with the current IET Wiring Regulations (BS 7671), ensuring that all corrective actions bring the installation up to the required standard. Once completed, formal certification or written confirmation is provided to demonstrate that the necessary works have been undertaken and the installation is compliant.
